Cobble Hill

Country living in the heart of the Cowichan Valley.

Welcome to Cobble Hill

Rolling farmland, vineyards, forest trails and a friendly village centre. Cobble Hill sits between Shawnigan Lake and Mill Bay, close enough to Victoria for the commute and far enough away to feel like the country.

My office is just down the road in Shawnigan Lake Village, and I help buyers and sellers in Cobble Hill all year round. If you're thinking about a move here, I'd love to show you around.

Living in Cobble Hill

Cobble Hill has a small-town pace and a strong farming heart. It's a great fit for families who want space to grow, people working from home, hobby farmers, and anyone ready to trade traffic for trees.

Shops and services in Mill Bay and Duncan are a short drive away, and Victoria is within commuting distance.

Schools

Families have good choices close to home, both public and independent.

  • École Cobble Hill Elementary (public, Kindergarten to Grade 7), on Learning Way in Cobble Hill
  • Bench Elementary (public, Kindergarten to Grade 7), on Cowichan Bay Road, serving part of Cobble Hill
  • Evergreen Independent School (independent, Preschool to Grade 7), on Watson Avenue in Cobble Hill
  • Frances Kelsey Secondary (public, Grades 8 to 12), just down the road in Mill Bay
  • Brentwood College School (independent, Grades 8 to 12), in Mill Bay

School catchments can change, so I'm always happy to help you check with School District 79 before you buy.

Getting outdoors

Cobble Hill has trails, beaches and green space right on its doorstep:

  • Cobble Hill Mountain Regional Recreation Area: about 26 km of signed trails for hiking, mountain biking and horseback riding
  • Quarry Nature Park: a former limestone quarry that's now the trailhead for Cobble Hill Mountain, with an off-leash dog park and the Cleasby Bike Park's jumps and pump track
  • Cherry Point Nature Park: an oceanfront beach with views across the water to Saltspring Island
  • Manley Creek Park: wooded trails and creek bridges leading down to the beach at Cherry Point

Shawnigan Lake and the Mill Bay waterfront are only minutes away for swimming, paddling and more beach days.

Cobble Hill is also part of the Cowichan Valley wine region, so tasting rooms, orchards and farm stands with fresh produce, eggs and baking are never far from home.

Community

Cobble Hill is the kind of place where neighbours know each other, with a farming community at its heart.

I'm proud to be part of it. A portion of every sale I make goes to Raincoast Dog Rescue Society, and I sponsor the Cobble Hill Farmers Institute and the Kerry Park Islanders junior hockey team.

Homes and real estate in Cobble Hill

Cobble Hill offers a wide mix of property: acreages and hobby farms with room for gardens, animals and outbuildings, family homes on larger lots, rural lots for building your own home, and manufactured homes.

It's also home to Arbutus Ridge, the 55+ oceanside community and one of my specialties.

With my construction background, I can help you look past the paint to what really matters: the bones of the house, the well and septic on rural properties, and what a property can become. If you're selling, I know what buyers here are looking for and how to show your home at its best.
