Cowichan Bay

A seaside village where life moves at the pace of the tide.

Welcome to Cowichan Bay

Cowichan Bay is a seaside village on the east side of the Cowichan Valley, tucked between Duncan and Cobble Hill. Salt air, boats bobbing in the marina, float homes on the water and a village street right on the shore give it a character all its own.

It's the kind of place where you grab a coffee, wander the waterfront and lose track of time. Whether you're dreaming of an ocean-view home, a few acres in the country or a quiet spot to retire, I'd love to help you find your place in Cowichan Bay.

Living in Cowichan Bay

The village runs along Cowichan Bay Road, where a string of little shops, cafés and seafood spots sit right on the water. It's a lovely place to spend an afternoon browsing, eating and watching the boats come and go. Beyond the village, homes climb the hillsides above the bay and spread out into the farmland toward Cobble Hill.

It feels tucked away, but you're never far from what you need. From the village, it's roughly:

  • 20 minutes to Duncan
  • 15 minutes to Shawnigan Lake Village
  • 15 minutes to Mill Bay
  • 35 to 40 minutes to Langford
  • about an hour to downtown Victoria

Schools

Families have public schools close by, with independent options a short drive away.

  • Bench Elementary (public, Kindergarten to Grade 7), on Cowichan Bay Road
  • Frances Kelsey Secondary (public, Grades 8 to 12), in Mill Bay, which serves Cowichan Bay along with Shawnigan Lake, Cobble Hill and Mill Bay

Independent schools in Shawnigan Lake and Mill Bay are also close by. School catchments can change, so I'm always happy to help you check with School District 79 before you buy.

Getting outdoors

The ocean is right on your doorstep, and the estuary is one of the best spots in the valley for birds and wildlife:

  • Hecate Park: a waterfront park on Cowichan Bay Road with an easy walking trail along the shore
  • Cowichan Bay boat launch: a great public launch right beside Hecate Park, with excellent trailer parking
  • Cowichan Estuary Nature Centre: in Hecate Park, with an aquarium, a touch tank and a viewing tower for watching birds over the estuary
  • Cowichan Estuary dike trails: flat walking trails across the estuary, a favourite for birdwatchers and dog walks
  • Cherry Point Nature Park: forest trails and a creek just south of the bay, toward Cobble Hill

The bay itself is made for kayaking, paddleboarding, boating and fishing.

Community

Cowichan Bay has a strong maritime spirit, and the Cowichan Bay Maritime Centre on the waterfront celebrates the boats and boatbuilders that shaped the village.

I'm proud to give back across the valley. A portion of every sale I make goes to Raincoast Dog Rescue Society, and I sponsor the Kerry Park Islanders junior hockey team and the Cobble Hill Farmers Institute.

Homes and real estate in Cowichan Bay

Cowichan Bay offers a mix of homes for a lot of different buyers:

  • Waterfront and ocean-view homes on the hillsides above the bay.
  • Acreage and rural properties in the farmland around the village, for space, privacy or a hobby farm.
  • Float homes on the water in the village, for a truly seaside way of life.
  • Condos and townhomes near the village for downsizers and first-time buyers who want less upkeep.

Waterfront and rural properties often come with questions about wells, septic systems, slopes and shoreline access. With my construction background, I can help you look past the paint and see what a home really needs before you commit.
